Yes and it has zero to do with who your Realtor is. It's the first step to buying a home in Connecticut because Realtors don't know how much home you can buy or if you even can. Sellers want to know you're serious and can buy their home before letting you show or see it. Call your lender or click here for vetted lenders. It takes less than an hour but is a critical step for us to do our job correctly. Anyone who tells you differently isn't concerned about you, they just want the sale. In tough times, it's easy to see who is concerned about your well being or their commission check.
Never waive a home inspection. You're spending potentially the largest investment of your life and THAT'S where you want to skimp? Not if I'm your Realtor. You need to know what you're buying. Same token, don't let the report overwhelm you. Inspection companies will put everything down simply for liability reasons... so you won't sue them. Doesn't mean it's an issue or it should kill the deal. Only ask for items that every buyer would have an issue with or you'll make the seller wonder if the next buyer will be as picky. This is a great question... 99% of agents associated with discount sites join because nobody is calling them. Remember, they're effectiveness didn't change when they dropped their price, they just now have an excuse for not doing most of what you expect & what we do everyday at no charge for you.
Also note, when you discount, there are Buyer agents that will not show your home because they will show the ones they make the most money off first. Selling discount agents tend to publish your listing and then go to sleep on you.... they do nothing else.
In the days following the pandemic, you didn't need to do anything more but today, it's harder and takes far more experience, effort, connections and energy to get your home sold. Buyer's are more picky because of the interest rates. Don't confuse the days of 3% with today's rate of 6-8%. Times are changing and the experienced will survive... the lazy will find another profession.
