Never waive a home inspection. You're spending potentially the largest investment of your life and THAT'S where you want to skimp? Not if I'm your Realtor. You need to know what you're buying. Same token, don't let the report overwhelm you. Inspection companies will put everything down simply for liability reasons... so you won't sue them. Doesn't mean it's an issue or it should kill the deal. Only ask for items that every buyer would have an issue with or you'll make the seller wonder if the next buyer will be as picky.
