Yes and it has zero to do with who your Realtor is. It's the first step to buying a home in Connecticut because Realtors don't know how much home you can buy or if you even can. Sellers want to know you're serious and can buy their home before letting you show or see it. Call your lender or click here for vetted lenders. It takes less than an hour but is a critical step for us to do our job correctly. Anyone who tells you differently isn't concerned about you, they just want the sale. In tough times, it's easy to see who is concerned about your well being or their commission check.
Never waive a home inspection. You're spending potentially the largest investment of your life and THAT'S where you want to skimp? Not if I'm your Realtor. You need to know what you're buying. Same token, don't let the report overwhelm you. Inspection companies will put everything down simply for liability reasons... so you won't sue them. Doesn't mean it's an issue or it should kill the deal. Only ask for items that every buyer would have an issue with or you'll make the seller wonder if the next buyer will be as picky. This is a great question... you see, when everything was selling that wasn't nailed down, right after the pandemic, you didn't need much talent, much energy, or even try very hard... it sold. So when you hear the ads that said they sold my house in a day... that was everyone during that time.
But I ask, why trust your largest investment with the cheapest guy? Time was, nobody ever called a lazy agent. They cut their commission and now you think their worth increased??? Hmmm!
We only charge 5% to be split between the buyer side and me... not 6-8%. They dont work any harder than me and their results are probably lower than mine but I charge only 5% because I want your repeat business and referrals.
Every agent lists homes exactly the same way but my energy after getting your listing and Treating you right will always trump my competition. Plus, Few will advertise your home on more platforms across the internet than us.
